What Type of Rental Property is Best For You?

Vacation Rental: A vacation rental is a property that can host guests anywhere from 1-30 nights. This is our most popular option, because it allows owners to use their property whenever they like. Simply make your reservation through your online owner portal, and we will advertise your property for rent every other day that you are not there.

Seasonal Rental: A seasonal rental is a reservation from 1-6 months. This is a great option if owners only plan to use the property in the Winter or Summer. Rent to seasonal guests for half the year, and use the other half of the year for your enjoyment and/or vacation rentals.

Long Term Rental: For long term rentals, tenants will sign a lease with CalNeva Properties from 6 months – 1 year. The lease continues on a month-to-month basis after completion of the term. Tenants must provide an application with previous landlord information, employment history, credit check and references. CalNeva Properties will solicit and screen all applicants, and collect a security deposit equal to one month’s rent.

Property Management Services

Home Preparation: Our team will meet at your property for an initial walk through and survey of the premises. This is where we will make recommendations for home supplies and amenities. A full inventory of household items will be complete and can be referenced by our cleaners after each reservation. After the site visit, we will determine rental rates that will yield the highest return.

Advertising: In addition to listing your home on our vacation rental website, Go2Tahoe.com, your home may be featured on popular vacation websites such as Homeaway, VRBO, Airbnb, FlipKey, and TripAdvisor.

Booking Reservations: CalNeva Properties will secure reservations with payment in full within 30 days of check-in. This includes city occupancy taxes, and cleaning fees. Guests will sign a rental agreement with CalNeva Properties outlining our policies. A copy of the agreement is included in this packet. In addition, owners have access to view bookings and make reservations through a customized portal on our website.

Check-In: Check-in time is 4:00 pm. We will personally visit your home prior to each check in to turn on the heat and ensure everything is ready for the guests. For the convenience of our guests, we provide a lockbox with keys to the house affixed to the front door. Arrival instructions are displayed inside with any special instructions for their stay (Wi-Fi passwords, spa instructions, etc.)

Check-Out: Check-out time is 10:00 am. Late departures will be approved as long as there is no same-day turnover. Departure instructions are also provided, which includes starting laundry, turning off lights and heat, etc.

Housekeeping: Cleaning charges are billed to the guest for each reservation. Housekeeping service includes a supply of shampoo/conditioner, lotion/soap, toilet paper, paper towels, and coffee. Owners are responsible for maintaining a supply of laundry and dish soap, and other regular supplies. A refundable damage deposit is required by each guest for any damages incurred by their party.

Maintenance: CalNeva Properties will coordinate maintenance of your property including yard work, snow removal, and repairs. Owners are responsible for maintenance costs, and are billed directly by vendors for regular services such as lawn care and snow removal. Unforeseen repairs will be paid from the owner’s working capital, which maintains a balance of $200. Repairs over $200 will require owner approval, unless in case of an emergency.

Owner Payments/ Monthly Statements: It’s all about the money! The best part of renting out your home is receiving your monthly check. Additionally, owners receive a detailed accounting of all revenue and expenses associated with managing your property. Work orders and receipts will be submitted with the monthly statements. Owners are required to provide their social security number or tax ID, and will receive an IRS form 1099 at the end of each year.
